Things Sellers should do when selling their homes.

Tip #1 Clean Up Clutter Outside

Take a time-out and act like a buyer. Do a walk -round of your property and jot down a list of To-Do’s on a once over like pick up trash, wash fencing, repair down spouts, etc.

Then hire help and / or get to work. Wear sturdy, thick gloves and grab a trash bag or trash can lined with a trash bag for handy carrying around the premises. Toss trash: refuse, yard waste, anything and everything unsightly (recycle or reuse what you can, and toss the rest).

After cleaning up the trash is completed, make another walk-round. Note clutter with notes about what to do with it; for example:

H Children’s and Adult’s Toys store in shed, basement, attic or other area

(but don’t just add to clutter there!)

H Yard Maintenance Tools (lawn mowers and clippers, rakes, weeding tools,

wheel barrel, garden hoses, etc.) set up storage shed (check with local hardware for one in your budget range) or store in garage or basement.

H Household and Other Tools get toolboxes, shelves and other storage bins

for these & place in garage, shed or other non-cluttered area.

H Bikes, Boats, Skis and Other Equipment Time to add these to storage as

well in garage, shed, basement, rented space.

By making these cosmetic adjustment to your property, depending on how you usually keep your property, these small changes can make a huge difference to the outer appearance of your home environment in the eyes of shoppers.

Greater Cincinnati & Northern Ky

Spring starts the selling season in the Cincinnati and Northern Kentucky area. With the better weather, people have a tendancy to want to get out more and if they are in the house hunting mode, the better the weather the better the looking. Right now it's a buyers market out there. Meaning that there are more people trying to sell their home than there are buyers. So, someone who is looking to sell their home needs to make sure that they are pricing their home right. Right means that they don't try and get more than it's worth, because chances are, that the home will sit, not sell. If you are thinking about putting your home on the market, please give me a call, so I can help you price your home "right".

Greater Cincinnati & Northern Ky

Welcome to the Greater Cincinnati and Northern Kentucky area! Downtown Cincinnati is the heart of the city. It's focal point, Fountain Square, sometimes referred to as the city's living room, is completing a $42 million makeover. Downtown offers all kinds of living options- efficiencies, luxury apartments, renovated lofts, restored historic buildings, and high rise condominiums.
The 18 story American Building, which sits right next to the Taft Museum of Art, offers more than 100 condos with all the amenities--spectacular views, top security, gardens and spas. Park Place at Lytle, also next to the Taft, is believed to be downtown's largest condo renovation. The old McAlpin offers 60 luxury New York- style residences with balconies, dramatic interiors and atriums. More condos are being planned on the site of the Montgomery Inn Banquet Center to be called One River Plaza, at the foot of the Purple People Bridge. The project will feature 2 towers of 9 and 12 stories totaling 140 condos planned for completion in 2009. Gateway condos in Over-The-Rhine will add hundreds of apartments and condos to the neighborhood.

Downtown residents enjoy the short stroll to many fine resaurants, including the Palace, Palm Court/ Orchids, Jeff Ruby's Steakhouse, Jean-Robert at Pigall's, JeanRo, Mejana, McCormick & Schmick's, or shopping at Fountain Place's Macy's, Brooks Brothers, Jos. A. Banks, Tiffany's and the more than 60-stores at Tower Place Mall. There are gift and flower shops, beauty parlors, apparel and jewelry stores, delis and mini-markets. Also located here are venues such as the Aronoff Center for the Arts, U.S. Bank Arena, the Paul Brown Stadium and the Great American Ball Park. The National Underground Railroad Freedom Center and the Contemporary Arts Center and Taft Museum of Art are also here. Compact and convenient, downtown is home to some 4,000 residents. Most of the city's neighborhoods are a short commute to downtown, where the average drive is 22 minutes.

Cincinnati Real Estate

Buying a home in Cincinnati today is a very good thing to do, if you are looking for a new home. Right now, in this area, we are in a buyer's market, meaning that there are more people trying to sell their homes than there are buyers. This is a great thing if you are a buyer. You can go into negotiations with a position of strength. Interest rates are still low and because it's a buyers market, you have a great chance of getting a great buy.

Cincinnati Real Estate

The market has definetly slowed down from the activity we had going until 2006. That being said, there are still buyers and sellers out there, and I feel the key is pricing homes closer to their fair market price to see them sell sooner rather than later.

I live out of state and am relocating soon. Any advice on house hunting?

If you are considering relocating to the Cincinnati and Northern Kentucky area, I suggest that you do a little homework as to which side of the river you might want to live. Cincinnati is known to be a very conservative town with some very good areas with good schools. Northern Kentucky is a bit more progressive, in the fact that more city and regional projects actually get done, than over in Cincinnati. Don't get me wrong, either area has it's good and not so good points. This is where your homework comes in. If you are not familiar with Cincinnati and Northern Kentucky, I would suggest you give me a call @ 513-315-9295 anytime and we can discuss your particulars, which may define which areas you may want to look at.

If you are familiar with the Cincinnati and Northern Kentucky areas, things have changed a bit in the last 5-10 years...Both Cincinnati and Northern Kentucky has grown quite a bit in that time period. I would be happy to share these changes with you. If you are interested in learning more on this area, please don't hesitate to call me anytime @ 513-315-9295.

How is the real estate market in the CINCINNATI,MT. ADAMS, HYDE PARK, INDIAN HILL, MASON, MONTGOMERY areas these days?

The sale of property in the Cincinnati areas of Mt. Adams, Hyde Park, Indian Hill, Mason, and Montgomery has slowed down in 2007 from a few years ago. It is my hope that the bottom of this housing mess will come sometine in 2008. After the bottom, hopefully with interest rates still low, by historical standards, the Cincinnati areas real estate will bounce back and the local economy will rebound.
